Hood River vs. The Dalles: Cost of Living

Twenty miles apart along I-84, Hood River and The Dalles sit in the same stretch of the Columbia River Gorge — but the cost of living between them tells two very different stories. For buyers weighing where to plant roots, the gap is worth understanding.

THE OVERALL GAP

Cost-of-living data puts Hood River roughly 28% more expensive than The Dalles overall, driven almost entirely by one factor: housing. Everyday costs like groceries and utilities track much closer between the two towns — it’s home prices that create the real divide.

HOME PRICES

Based on RMLS data, Hood River’s trailing 12-month median sold price sits at $740,000, compared to The Dalles at $398,250 — Hood River runs roughly 86% higher on median home price alone.

Speed to sale tells its own story too. Over the past year, homes in The Dalles took a median of 33 days to sell, compared to just 18 days in Hood River. And in July’s closings specifically, the gap widened even further: Hood River homes sold in a median of just 6 days, while The Dalles median sat at 64 days. The Dalles offers real affordability, but Hood River’s market is currently moving at a noticeably faster pace.

WHAT EACH TOWN OFFERS

The Dalles has its own real commercial base: Mid-Columbia Medical Center, county government, and a major Google data center that’s added significant local employment and tax revenue. Downtown along 2nd Street and the riverfront has genuine small-city walkability, and the surrounding benchlands are known for cherry orchards.

Hood River leans into tourism, wind sports, and orchard agriculture — it’s the windsurfing and kiteboarding capital of the region, with a downtown built around that outdoor-recreation identity.

THE COMMUTE

The two towns sit about 20 minutes apart via I-84, making it realistic to live in one and regularly spend time in the other — a detail worth knowing for buyers priced out of Hood River who don’t want to give up access to it entirely.

SHARED ADVANTAGES

Both towns benefit from Oregon having no state sales tax — a small but real everyday savings regardless of which side of the price gap a buyer lands on.

BOTTOM LINE

for buyer prioritizing affordability, patience, and a functioning city economy, The Dalles offers genuine value – with more room to negotiate along the way. For those prioritizing speed and the outdoor-recreation lifestyle Hood River is known for, the price premium reflects real, current demand for that specific way of living.
